Commercial Power Washing Services We Offer

Pressure Washing for Concrete & Pavement

Concrete surfaces accumulate dirt, oil stains, and algae that can make your property look neglected. Pressure washing removes these stubborn stains and helps restore the appearance of driveways, parking lots, sidewalks, and loading areas. High-pressure water jets can clean deep into concrete pores when applied correctly. We adjust pressure levels based on the concrete’s age and condition to help support safe, effective cleaning.

Soft Washing for Delicate Surfaces

Not every surface can handle high-pressure water. Soft washing uses lower pressure combined with specialized cleaning solutions to safely clean siding, roofs, and painted surfaces. This method helps prevent damage to delicate materials while removing mold, mildew, and algae at the source. Soft washing works especially well on wood, vinyl, and composite materials that high pressure could harm.

Roof Cleaning & Maintenance

Your roof protects everything beneath it, but algae and moss growth can affect its appearance and performance. Our roof cleaning services remove these growths safely without damaging shingles or roofing materials. Regular roof cleaning may help extend your roof’s lifespan and reduce the risk of costly repairs. As a roofing company, we understand roof systems better than general cleaning contractors.

How Power Washing Protects Your Commercial Property

Power washing does more than improve appearance. It can help protect your property’s structural integrity. Mold and mildew growth can weaken building materials over time, which may lead to expensive repairs. Algae and moss can trap moisture against surfaces, which may accelerate deterioration. Regular power washing removes these threats before they cause damage.

Clean exteriors can also improve safety. Algae and moss create slippery surfaces on walkways and parking areas, which can increase slip-and-fall risks. Power washing helps reduce these hazards and liability exposure. A well-maintained exterior can also support property value and help attract quality tenants or customers. First impressions matter in business, and a clean building can make a strong statement about your professionalism.

Key benefits include:

  • Extended building lifespan through preventive maintenance.
  • Reduced mold, mildew, and algae growth.
  • Improved curb appeal and property value.
  • Enhanced safety on walkways and parking areas.
  • Protection against weather-related damage.

Power Washing for Different Commercial Surfaces

Building Exteriors & Siding

Your building’s exterior faces constant exposure to the elements. Soft washing safely cleans brick, vinyl, stucco, and painted surfaces without causing damage. We identify the right cleaning solution and pressure level for your specific siding material. This helps produce strong results without harm. Learn more about our siding services.

Parking Lots & Driveways

Asphalt and concrete parking areas accumulate oil stains, dirt, and debris that can make your property look poorly maintained. Pressure washing removes these stains and helps restore the surface’s original color. Clean parking areas can improve safety and enhance your property’s overall appearance.

Decks, Patios & Walkways

Wooden and composite decks require careful cleaning to help prevent damage. We use soft washing techniques to remove algae and mildew while preserving the wood’s integrity. Concrete patios and walkways benefit from pressure washing to remove slippery surfaces and restore their appearance.

Roofs & Gutters

Roof cleaning removes algae, moss, and debris that can affect performance. Gutter cleaning helps prevent water damage by supporting proper drainage. Both services can help protect your building’s foundation and structural integrity.

Our Power Washing Process

We follow a systematic approach to every cleaning project. First, we inspect your property to assess its condition and identify the best cleaning method. We evaluate surface materials, existing damage, and specific problem areas. This inspection guides our strategy and helps us use appropriate pressure levels and solutions.

Next, we select the right cleaning method. We choose pressure washing for durable surfaces or soft washing for delicate materials. We prepare the area by protecting landscaping and securing loose items. Our technicians then complete the cleaning using professional-grade equipment and eco-friendly solutions. Finally, we conduct a thorough inspection to confirm quality results that meet our standards and your expectations.

Our process includes:

  • Property inspection and assessment.
  • Method selection based on surface type.
  • Area preparation and protection.
  • Professional cleaning execution.
  • Final quality inspection.

Frequently Asked Questions

How often should commercial properties be power washed?

Most commercial properties benefit from power washing once or twice per year. Properties in shaded areas or near trees may need more frequent cleaning due to increased algae and moss growth. We can recommend a cleaning schedule based on your property’s conditions and location.

Is soft washing safe for all surfaces?

Soft washing is safe for most surfaces, including wood, vinyl, stucco, and painted materials. However, some surfaces may still require pressure washing for optimal results. We assess your property and recommend the safest, most effective method for each surface.

What’s the difference between pressure washing and soft washing?

Pressure washing uses high-pressure water jets to remove stubborn stains from durable surfaces like concrete and asphalt. Soft washing uses lower pressure combined with specialized cleaning solutions to safely clean delicate surfaces. Both methods have their place in comprehensive exterior cleaning.

Can power washing damage my property?

When performed correctly by trained professionals, power washing does not damage property. Improper technique or excessive pressure can harm surfaces. We use appropriate pressure levels for each surface type and work to clean safely without causing damage.

Do you offer seasonal maintenance plans?

Yes, we offer customized maintenance plans that fit your property’s needs and budget. Regular cleaning helps prevent buildup and keeps your property looking professional year-round. Maintenance plans can also provide cost savings compared to one-time cleaning services.

Are your cleaning solutions environmentally friendly?

Our Warranty

Manufacturer + workmanship warranty.

I Installed A 30 Year Shingle Should Be Good For 30 Years…Right?

Unfortunately, that is not true. The manufacturer’s guarantee is a bit deceiving.

The 30-year manufacturer warranty (or 25, 40, or lifetime) is against manufacturer’s defects. Most new roof structures are designed to supply beneficial services ranging from 15, 20 even 25 years. Some roof system types such as slate and metal structures can last longer.

The actual roof system life span is determined by way of a wide variety of factors, including local climatic and environmental conditions, suitable building and roof system design, quality and suitability, ideal application and adequate roof maintenance.

Therefore, a 30 yr shingle will most likely not last 30 years. We have seen 30-year shingles need to be changed after 10 years due to extreme climatic and environmental conditions. Roofing product manufacturers provide a range of warranties on their products.

Take a close look at these warranties to see what duties and financial responsibilities manufacturers will assume if their merchandise fails to reach their product’s life expectancy.

How Can I Spot A Failing Roof?

When you’re trying to determine how healthy your roof is, the first thing to note is its age. An asphalt roof that’s older than 20 years is overdue for replacement. This is the easiest way to get ahead of the damages that go along with an aging roof, but younger roofs can develop problems too, which is why it’s good to inspect your roof at least twice a year.

Inspection is easy since you can do it from the ground with a good pair of binoculars. Look for shingles that are curling, areas where they’ve cracked or maybe gone missing, or shingles that are missing the granules on top.

Additionally, you might consider heading to the attic on a sunny day to check for holes where light peeks through in the underside of your roof. Problem spots tend to be near the chimney and stack vents.

If your roof is beginning to fail, you’ll see pinholes of sunlight peeking through, indicating that your roof could use a bit of maintenance.

While you’re up there, be sure to check for wet spots in the ceiling. If you see anything suspicious, call a roofer immediately–water damage that has seeped all the way to the attic can be a serious problem.

Does My Roof Need To Be Replaced?

Composition or asphalt shingles typically wear in a discreet way. Granules start coming off leaving black patches showing. Shingles also start to curl at the ends.

In general, some people assume if a roof leaks they need to replace it. Unless it’s an older roof, leaks can normally be repaired. With leaking in older roofs and/or if your roof has a leak in more than one area, this can imply trouble.

Can I Do The Work Myself?

Most roofing work should not be a homemade project. Professional roofing contractors are skilled to safely & correctly repair or replace a roof.

Do-it-yourself can damage a roof with unsuitable roofing strategies and can harm themselves by way of falling through the roof or even falling off the roof.

A do-it-yourself roofing task more often than not results in extra prices and headaches for the owner of a house in the long run.

Can We Add A Second Layer Of Shingles Over An Existing Layer?

Although the benefits of leaving your old shingles are obvious (cheaper, much less labor, faster), unless the preliminary roof is a single, problem-free layer, you could be setting yourself up for trouble.

You should take off the old roof if any of the following are true:

  • Inspection indicates it is in terrible shape—shingles are curled, mossy, split, etc.
  • The decking is sagging, rotting or deteriorating.
  • The new roof is of a lighter material than the original roof. If you put light-weight shingles over heavyweight shingles, all of the old bumps and ridges from the original roof will still show.

Your roof already has more than one layer.

At Integrity Roofing, LLC, we do not do recovers, we believe removing the old shingles and underlayment is necessary to inspect the roof decking. This imperative to assure there are no underlying issues that would cause the new roof to leak.

What Is Flashing?

There are a lot of roofing blogs out there that tell homeowners to check their flashing for damage regularly, but not a lot of them explain what exactly flashing is: it’s the material that’s used over joints in roof construction. It functions as an added layer of protection that keeps water from seeping into vulnerable areas like the valleys in your roof, the area around pipes and your chimney, and around any skylights. Most flashing is made out of aluminum or galvanized steel. From time to time it can come loose or deteriorate at a faster rate, allowing leaks to form in those vulnerable areas.

Luckily, flashing problems are an easy fix, so long as you catch them quickly. Typically you can just add new flashing, or secure the old flashing back down with a roofing adhesive. This is something handy homeowners might be able to do on their own, but if you’re unsure about working on the roof, it’s best to save yourself the stress and just call a professional. Flashing fixes are quick and inexpensive.
