Common Roofing Myths Debunked

Common Roofing Myths Debunked Image

Your roof does a lot of heavy lifting, from managing energy efficiency to protecting your home and family. Maintaining your home's roof can extend its lifespan and reduce costly repairs. Yet, there is some confusion about the best ways to care for your home's roof. Falling prey to common roofing myths and misconceptions can lead to costly decisions and unnecessary repairs.

North Carolina homeowners deserve honest answers to roofing concerns and questions. It's time to debunk some of the most common roofing myths so you can make wise, informed choices for your home.

Myth #1: You Only Need a New Roof If It Leaks

One of the most prevalent roofing myths is that you don’t need to replace your old roof until it leaks. While leaks may be one of the most common reasons homeowners need to replace their roofs, they are not the only indication of a problem. Shingle damage is another potential sign that a roof needs to be replaced. Shingles that curl or crack, or signs of missing shingles, are indications that a roof is nearing the end of its lifespan. Significant damage to roofing materials may mean your roof is one significant storm away from suffering leaks and water damage. Structural issues like sagging are another sign that a homeowner should replace their roof.

The age of a roof is another sign that it may be ready to be replaced. Asphalt shingles and other roofing materials can last 20 to 25 years. If a roof is nearing the end of its lifecycle, think about replacement.

Myth #2: A Metal Roof Attracts Lightning

There is no scientific evidence that suggests a metal roof attracts lightning. Lightning is not necessarily attracted to metal. It will always seek the path of least resistance to the ground, the tallest or most isolated object in an area.

This lightning and metal roof myth likely started because metal is an excellent conductor of electricity. However, that does not mean it attracts lightning. Even when lightning does strike a metal roof, the energy is safely distributed across the structure and into the ground. Since metal can help dissipate the electricity, metal roofing is generally a safe and beautiful roofing material option.

Myth #3: A New Roof Doesn’t Need Maintenance

Do not fall for the myth that a new roof doesn’t need maintenance. All roofs need routine maintenance. Regular maintenance can help prevent future issues and extend the life of your roof, new or not. Homeowners should inspect and maintain their roofs twice yearly. This routine should include checking for signs of damage and leaks, inspecting vents and flashing, and cleaning gutters. Homeowners should also inspect a new roof after significant storms or weather events.

Myth #4: You Can Just Add New Shingles Over Old Ones

Reroofing or a roof overlay means installing new roofing materials and shingles on top of old ones. While this is a more affordable approach than a roof replacement, it is only a viable option in some situations. A roof overlay only works when old shingles are in relatively good condition and securely attached to the decking. The roof structure must handle the additional weight, and the overlay must adhere to all local building codes.

When shingles are damaged, there are already multiple layers on a roof, or a homeowner wants to use slate or wood shingles, a roof overlay is not a suitable option. For most projects, a tear-off and replacement is the longer-lasting and better option.

Myth #5: Roof Repairs Are Always Cheaper Than Replacement

When homeowners hear "roof replacement," they often think significant dollar signs are not far behind. Roof repairs are usually seen as the more affordable path forward. However, that is not always the case, depending on the project. Depending on the extent of the damage to a roof, replacement may be more cost-effective than repairs. A severely damaged or aging roof can be more expensive to repair than the cost of a complete replacement project.

Myth #6: Roof Warranties Cover Everything

Homeowners feel more comfortable with their roofing investment when they know a warranty covers it. Yet homeowners should always carefully read the terms of their warranty contract because warranties do not cover everything. Most manufacturers' warranties cover material or manufacturing defects in roofing materials. Contractors may also offer installation warranties covering damage caused by an incorrectly installed roof. These contracts typically do not cover severe weather damage, improper maintenance, or wear and tear. Warranties also do not cover damage caused by alterations or DIY repairs made by a homeowner.

Myth #7: Roofs Last 30 Years No Matter What

While many roofing materials have substantial lifespans ranging from 20 to 30 years, longevity depends on numerous factors. Improper maintenance, severe weather, and material quality can significantly affect a roof's lifespan.

Myth #8: Roofing Is a DIY Job

Routine maintenance, gutter cleaning, and minor repairs can be DIY projects. However, significant roofing repairs and other jobs require the expertise of a professional. Roofing contractors have the know-how and safety equipment to do a job efficiently and safely. They also have the technical skills and access to high-quality materials that can help extend the life of your roof and avoid the need for costly repairs or replacement down the road.

Myth #9: All Roofing Materials Perform the Same

Unfortunately, not all roofing materials are created equal. Using different types of materials from different manufacturers has significant benefits and drawbacks. Low-quality materials can degrade quickly, leaving you needing costly repairs and maintenance more quickly than high-quality materials.

Working with a licensed and experienced roofing contractor is the best way to learn which materials will give you the aesthetic and performance you need for your home project.
